Stucco and EIFS, done as a system
A good exterior finish does two jobs. It has to look right for decades, and it has to keep rain out of the wall. The second job depends on details most people never see: the membrane underneath, the flashing at every window and sill, and the joints where the finish meets other materials.
Most stucco and EIFS failures are not caused by the finish coat. They are caused by missing flashing, no drainage path behind the insulation, or sealant that was never installed at the windows.

Stucco or EIFS: what is the difference?
Traditional stucco is a cement-based plaster applied over metal lath in layers. It is hard, durable and has been used on Toronto houses for generations. It adds little insulation value on its own.
EIFS stands for Exterior Insulation and Finish System. Rigid foam insulation is fixed to the wall, then covered with a reinforced base coat and a textured finish coat. From the street it looks like stucco. The difference is the continuous layer of insulation on the outside of the wall, which reduces heat loss through the framing.
Modern EIFS in Canada is built with a drainage plane behind the insulation, so any water that gets past the surface has a way to drain out. That drainage layer is the most important part of the system, and it is the part we never cut corners on.
Both finishes can be tinted, textured and detailed with bands, quoins, sills and window surrounds. Many of our houses combine stucco or EIFS on the upper floors with stone veneer at the base.

Every stage is inspected by us before the next one covers it.

Inspect the wall
We check the sheathing, framing and existing windows. On re-clad jobs, any rot or water damage is repaired before new material goes on.

Weather barrier and flashing
A water-resistive barrier over the sheathing, lapped correctly, with flashing at window heads, sills, decks and roof lines.

Insulation or lath
For EIFS, insulation board fixed over a drainage layer. For stucco, lath fastened to the wall with proper spacing and trims.

Base coat and mesh
A reinforced base coat with embedded mesh, extra mesh at corners and openings where cracks tend to start.

Finish coat and details
Textured finish in your chosen colour, with bands, quoins, sills and surrounds shaped to the design.

Seal and clean up
Sealant at windows, doors and penetrations, then a final walk-around with you.

How we quote exterior work
We do not publish prices. An exterior quote depends on wall area and height, scaffolding access, the condition of the existing wall, whether insulation is being added, how many windows and details need flashing and trim, and the finish and colour you choose. We look at the building, then give you a written quote. Call to book a visit.
Frequently Asked Questions.
No. Both have a similar look. Stucco is a cement plaster over lath. EIFS adds a layer of rigid insulation on the outside of the wall under a reinforced finish, which improves energy performance.
Often, yes. On siding we usually remove it back to the sheathing. On brick it depends on the condition of the wall. We check at the site visit and explain the right approach for your house.
Stucco and EIFS products need temperatures above freezing while they cure, so the main season in Toronto runs from spring to late fall. Cold-weather work is possible with enclosures and heat, which adds time and cost.
Hairline cracks can come from normal movement. Larger cracks, stains or soft spots often mean water is getting behind the finish, usually at windows or missing flashing. We find the source before patching.
