A legal unit, not just a finished basement
Newland B Construction is a family contractor based in North York. We have been building and renovating houses across Toronto since 1999. Today most of our work is one job: turning basements into legal apartments that owners can rent without worrying about an inspection.
A legal basement apartment needs a building permit and a passed final inspection. To get there, the unit needs a safe entrance, bedroom windows you can climb out of, fire separation between the two units, heating that does not move smoke between floors, its own kitchen and bathroom, and enough ceiling height.
We handle all of it. We measure the house, arrange the permit drawings, apply to the City, build the unit and meet the inspectors. If you already rent a basement that was never permitted, we can legalize it through a change of use permit.

Why there are no prices on this site
We quote after a site visit. That is policy. The cost of a basement apartment depends on things we can only see in person: ceiling height, whether the floor needs underpinning, how many egress windows need to be cut, the condition of the foundation, and the finish level you want. A phone estimate would be a guess. A written quote after we measure is a number you can plan around.
